On November 5th, EYP took part in the ribbon cutting ceremony for Building 200, located at the historic Washington Navy Yard in Washington, DC. The firm provided architecture and engineering design services for the complete modernization and adaptive reuse of the 280,000-sf, four-story facility.
Delivered as a design-build project with Forrester Construction, EYP created first class office space to accommodate a diverse group of Naval operations tenants, each with varying adjacency and security needs. As part of the programming, EYP designated temporary and permanent relocations of certain tenants to allow the building to be vacated, and developed a new “stacking” plan so that a major tenant, Strategic Systems Programs (SSP), could remain in contiguous space on the upper floors.
Due to an accelerated construction schedule, EYP provided phased deliverables that allowed the renovation of the building structure and primary systems to proceed prior to development of the final designs for the tenant fit-outs. Physical and technical security informed all decisions related to the renovation project, with secure features that included a blast-resistant exterior envelope and Secure Compartmented Information Facility (SCIF) space with electronic surveillance to suppress data leakage. The new building envelope, which includes new roof systems and thermal insulation, dramatically increases the energy efficiency of the complex.
Additionally, it incorporates numerous sustainable design features consistent with a LEED Silver rating, an application for which has been filed with the USGBC. Speaking at the ribbon cutting ceremony, NAVFAC Washington Commanding Officer Captain Hugh Hemstreet commented of the EYP/Forrester team, “The partnership between all team members was great. It made this unique and challenging project a success.”
